This week’s series of million-dollar real estate deals begins with a project west of Little Rock.

► Valen Harris Inc., led by Greg Cunningham, has sold an 8,798 square foot office building at 40 Rahling Circle for more than $3.7 million.

Buyer: Foxden Capital LLC, led by Todd and Amanda Denton.

► Karen Flake and her FW Holdings Research Properties LLC have purchased a combined 33.5% interest in 43,172-SF Simmons Plaza at 4220 N. Rodney Paruham Road in West Little Rock for over $3.3 million.

Seller: The Doyle W. Rogers Sr. & Josephine Raye Rogers Joint Revocable Trust.

WOMOB Fresenius Little Rock LLC, a subsidiary of White Oak Healthcare MOB REIT in New York, has sold a 7,125 square foot clinic at 5320 W. 12th St. in Little Rock to SMBC Leasing & Finance Inc. of New York for over $3 million.

► Rogers River Holdings LLC, led by Jonathan Rogers, has acquired a 42,128 square foot warehouse office at 16 Maumelle Curve Court in North Little Rock from Eagle Bank & Trust in Little Rock for over $2.3 million .

► Colonel Glenn Storage Center LLC, led by Russell Hall, has sold its namesake 98-unit mini-storage project at 10315 Col. Glenn Road in West Little Rock for over $2.2 million.

Buyer? SEP Colonel Glenn LLC, a subsidiary of Stoic Equity Partners of Daphne, Alabama.

► Keltner Properties Corp., led by Ron Keltner, purchased 9,040-SF Dollar General at 15616 Alexander Road in Alexander for nearly $1.4 million.

Seller? ZTB Development LLC of Saint Clairsville, Ohio.

► Michael and Shelli Stine have sold their 5,795 square foot home in the Hallen Court neighborhood of West Little Rock to Robert and Caroline Fow for over $1.3 million.

► The Rod & Shirley Romilly Family Trust and Iva McKinnie bought a 6,355 square foot home in the Carmel neighborhood of West Little Rock from John and Elizabeth Downes for over $1.2 million.

► Willow Management LLC, a subsidiary of the Wilcox Family Trust, led by Shirley Wilcox, has sold 361 acres in eastern Pulaski County for more than $1.2 million.

Who bought the land south of Faulkner Road on the east side of the Faulkner Crossing subdivision? Middleton Brothers Trucking Inc., headed by Richard Middleton.

► James and Leslie Cain acquired a 3,960 square foot home in the Heights neighborhood of Little Rock from Riverside Bank of Sparkman for $1.2 million.

► Ridgewood Timber Corp., led by Derrick Spinks, has sold 310 acres in southern Pulaski County, 2.1 km west of the community of Hensley, for $1 million.

Buyer: Clear Creek Woodlands LLC, a subsidiary of Timberland Investment Resources in Atlanta.

Kum & Go sold again

The proposed Kum & Go convenience store on Martin Luther King Jr. Boulevard in Fayetteville again changed hands in a sale-leaseback.

The chain’s Des Moines, Iowa, parent company bought the property for more than $1.6 million just months ago after a legal challenge to the land was resolved.

Kum & Go sold it to a Fayetteville real estate developer for $6.9 million, then the two parties agreed to a 20-year lease that begins the day the store opens.

Leonard Boen of Fayetteville, through his KG Fayetteville 425 LLC, purchased the property. Simmons Bank of Pine Bluff provided a $4.7 million loan.

The site was the longtime home of a Blockbuster Video store – how is that for the record – before a moving company moved there. Two years ago, Kum & Go tried to buy the property from restaurateurs William Rodney Coats and Brian Smith.

The sale was blocked when a neighboring hotel owner, Janak Patel, sought an injunction in a property dispute, he said. The issue was resolved earlier this year.
